Beverly Hills Magazine: Michael, welcome! How are you today?

Michael Collins: Thank you. I’m doing well. How are you?

Beverly Hills Magazine: Doing very well, thank you. You are a longtime Beverly Hills resident. Tell us what it was like growing up in Beverly Hills?

Michael Collins: It was a wonderful childhood. I was literally born and raised in Beverly Hills. My parents moved there because the public schools and education system were excellent. I went from kindergarten all the way through Beverly Hills High School there. It was an incredible experience, and many of my closest friendships today still come from those years. Interestingly enough, my office is only a couple of blocks from where I grew up, so my life has stayed very connected to the city.

Beverly Hills Magazine: That’s one of the beautiful things about Beverly Hills. It feels like its own little world.

Michael Collins: Exactly. Beverly Hills is only about three miles by three miles, so it really feels like a small town. You begin to know every street, every neighborhood, every restaurant and local business. There’s an incredible sense of community here. We also have amazing arts and culture, beautiful theaters, and of course Rodeo Drive, which attracts people from all over the world.

Beverly Hills Magazine: What do you love most about the Beverly Hills lifestyle?

Michael Collins: I love the intimacy of it. Everything I enjoy is close by — restaurants, shops, tailors, grocery stores. It’s luxurious, but still feels personal and community-oriented. There’s also an energy here that’s hard to describe unless you’ve experienced it.

Beverly Hills Magazine: How did growing up there shape your understanding of luxury real estate?

Michael Collins: My entire career has centered around Beverly Hills. I’ve been in the business for over 35 years, and luxury real estate naturally surrounded me from the beginning. Many of my friends grew up in some of these iconic homes, especially in the Beverly Hills Flats between Sunset Boulevard and Santa Monica Boulevard. I was immersed in remarkable architecture and estates long before I became an agent.

Beverly Hills Magazine: Beverly Hills homes definitely each have their own character and history.

Michael Collins: Absolutely. Many homes date back to the 1920s and carry incredible stories. Streets like Roxbury Drive are legendary. Lucille Ball lived there, Henry Fonda lived there, and many iconic celebrities have owned homes in that area. Those properties are very special.

Beverly Hills Magazine: Before real estate, you worked in entertainment management. How did that experience prepare you for your career today?

Michael Collins: After high school, I wanted to work in entertainment. I worked in entertainment public relations, celebrity management, television casting, and later for a talent agency. I was always more interested in the business side rather than performing. Eventually, I realized I wanted independence and unlimited earning potential, and real estate offered both. It also appealed to me because no two days are ever the same.

Beverly Hills Magazine: Spoken like a true entrepreneur.

Michael Collins: Exactly. I realized I wanted to control my own future. I’ve always been highly self-motivated, and real estate gave me the ability to build something for myself.

Beverly Hills Magazine: What was the Los Angeles real estate market like when you first started?

Michael Collins: It was incredibly active. I entered the business in the late 1980s, and interest rates were favorable at the time. I was still learning the business, but the market was moving quickly. A lot of my early business came from friends from high school who were buying their first homes. Los Angeles has always been a desirable place to live because of the weather, lifestyle, and opportunity.

Beverly Hills Magazine: How has the luxury market evolved over the years?

Michael Collins: Luxury buyers today want much larger homes with extensive amenities. Open floor plans, wellness spaces, spas, glam suites, gyms, screening rooms, guest houses, and advanced smart-home technology have all become increasingly important. The market has also become far more international. Buyers from all over the world are drawn to the prestige of Beverly Hills.

Beverly Hills Magazine: What separates Beverly Hills from other luxury markets like Bel Air or Malibu?

Michael Collins: Beverly Hills carries a global cachet. There’s prestige attached to saying you live in Beverly Hills. You also have Rodeo Drive, incredible restaurants, luxury shopping, and proximity to entertainment and culture. Buyers are attracted to the lifestyle as much as the properties themselves.

Beverly Hills Magazine: What are today’s luxury buyers looking for compared to ten years ago?

Michael Collins: They want larger homes and more amenities. Security and privacy have also become major priorities. Gated homes, sophisticated camera systems, security staff, and even safe rooms have become increasingly common for high-net-worth buyers.

Beverly Hills Magazine: Are cash buyers still dominating the luxury market?

Michael Collins: Very much so. I would estimate that about 75 percent of buyers purchasing homes over ten million dollars are cash buyers. They view these properties as portfolio assets and long-term investments.

Beverly Hills Magazine: Are interest rates affecting luxury buyers at all?

Michael Collins: Not at all. Most luxury buyers are purchasing with cash, so interest rates are not a major factor in their decision-making process.

Beverly Hills Magazine: What advice would you give someone purchasing their first luxury home in Beverly Hills?

Michael Collins: Work with an agent who truly understands the Beverly Hills market. Every neighborhood and every street has its own nuances. Experience matters tremendously in luxury real estate.

Beverly Hills Magazine: And what advice would you give to someone selling a luxury property?

Michael Collins: Choose an agent with a proven track record and deep understanding of luxury marketing and negotiation. Privacy and security are also critical when selling high-value homes, so it’s important to carefully qualify buyers while still handling the process respectfully and professionally.

Beverly Hills Magazine: How important is pricing strategy in today’s market?

Michael Collins: Luxury pricing is far more instinctual than purely mathematical. Every home is unique. Features like tennis courts, guest houses, glam suites, or architectural pedigree can dramatically influence value in ways that traditional price-per-square-foot formulas simply cannot capture.

Beverly Hills Magazine: How have you built long-term trust with your clients over the years?

Michael Collins: A large percentage of my business comes from referrals. Trust is built through consistency, professionalism, negotiation skills, and protecting clients throughout every stage of the transaction. My clients know I’m there to guide and protect them.

Beverly Hills Magazine: What advice would you give young professionals entering the real estate business today?

Michael Collins: Start with more accessible markets and build credibility gradually. Focus heavily on relationships, networking, and creating a strong value proposition. Social media can help, but referrals and trust still remain the backbone of luxury real estate.

Beverly Hills Magazine: How important is personal branding today?

Michael Collins: Branding matters, but I don’t believe it’s everything. Luxury clients often come through referrals and relationships rather than social media alone. Branding should support your reputation, not replace real expertise.

Beverly Hills Magazine: What is the biggest life lesson entrepreneurship has taught you?

Michael Collins: Balance is extremely important. Real estate can consume your life if you allow it to. I’ve learned the importance of boundaries, taking care of yourself, and creating space away from work to stay mentally and emotionally healthy.

Beverly Hills Magazine: What does success mean to you today?

Michael Collins: Success means balance. I love what I do, but my family, my home, my health, and my spiritual life are equally important. My daughter was recently accepted to Columbia University, which has been one of the proudest moments of my life. Those are the things that truly matter.

Beverly Hills Magazine: For me, I believe success is becoming who God designed and created you to be. The closer I walk with the LORD, spending time reading His word, I find I become more like Him, in how I show up in relationships, in business, and with strangers. He gave us unique gift, talents and love to share with the world, and success is doing so to our greatest potential. What excites you most about the future of Beverly Hills real estate?

Michael Collins: I’m excited to see more buyers preserving the integrity and history of these beautiful legacy homes rather than tearing them down. I also believe technology and artificial intelligence will continue to improve the business operationally, but real estate will always remain a relationship-driven industry built on human connection and trust.
