Long known to be a man’s world, Rebeka Shadpour has successfully built a career within the real estate business, from brokerage to development with her own company Wealth Road Inc. She has recently completed a custom home development in Beverly Hills. We learn more from this Queen of Distress Real Estate as she offers her professional insight into the real world of real estate.
Beverly Hills Magazine: Tell us about your experience in the real estate business.
Rebeka Shadpour: I started as realtor and after 2 years, based on my experience I became a broker’s license…It was almost 2008 at that time. It was the worst time for anyone wanting to get into the business. The market was crashing and everyone was losing their homes. Many agents were going out of business. I was also involved in a textile import and export company which was also going down, and I was losing income. Very similar to what we are experiencing now due to Corona. I was facing the possibility f losing my own home, and I realized I needed divine help. I am also a life coach and business coach, so I didn’t lose hope.
I am a self-motivated person and being self-employed, I decided I needed to do something about it. I learned what it took to save my own home, and that I could help others. I started getting so many people asking me for help to save their home from the foreclosure process. I became an expert negotiator working directly with over 26 lenders and asset managers. There was great confusion at that time, I’m sure you recall…I concluded that I needed to educate myself and connect with many more banks. I quickly became a BPO, modification, appraisal, and short sale expert and started processing a tremendous amount of transactions… It opened so many doors for me to understand the needs and wants for lenders and homeowners simultaneously.
I learned how to approach homeowners, and be the eyes and ears of the lenders…to effectively create the bridge between the two, allowing for a win-win situation for everyone.
Beverly Hills Magazine: What opportunities exist in today’s real estate market?
Rebeka Shadpour: There are plenty of opportunities for investors holding cash that aren’t gaining interest, or homeowner’s who have been affected by Corona. Investors can buy, build, and develop from those who are no longer capable of holding their assets. Meanwhile, homeowners can get some cash for keys and buy their peace of mind. I can help them cooperate with their lenders and lienholders to bring a meeting of the minds as their broker since I am a short sale expert with extensive knowledge of negotiations of such circumstances in the real estate marketplace.
Beverly Hills Magazine: Where do you think the market is heading, in terms of values?
Rebeka Shadpour: I believe this market can’t hold much longer after the elections. I think we will lose ground due to the hardship with so many businesses getting hurt, that I foresee another meltdown after 2021. When the market is hit by any economic circumstance, including increased tariffs on outside countries, it will take a great amount of time before the manufacturing within the USA will get back on its feet. Plus so many large shopping centers who are in default on their mortgages…and with unemployment being the highest rate, and home line of credits being tight too, personally I’m not very optimistic about the real estate market keeping its current equity value. I think in 2020-2021 we will see a lot more property owners in default.
Beverly Hills Magazine: What makes your brokerage different?
Rebeka Shadpour: We are capable of doing from A-Z. From traditional sales, to the most challenging deals like short sale transactions with numerous private and government liens, or credit card judgments. Additionally, we offer developments services and are expert custom home builders, so we are available for public and private sector remodeling, development, building, buying, and selling. We also have experience and resources for hard money lending and purchasing performing and non-performing notes.
Beverly Hills Magazine: What’s the greatest lesson you’ve during your career?
Rebeka Shadpour: Play it fair, play it win-win and it all comes back to you. Don’t come from a place of fear, and always be part of the solution, and not the problem.
Beverly Hills Magazine: What advice would you give to others aspiring to get into real estate?
Rebeka Shadpour: Think outside the box. There is always a way. Either I find a way or I will build a way.
